Stamp duty is the one-off tax you pay when you buy a home — but the UK doesn't have a single stamp duty. England and Northern Ireland charge SDLT, Scotland charges LBTT, and Wales charges LTT, each with its own bands, thresholds, and first-time-buyer rules. This calculator applies the current bands for the nation you choose.
How this calculator works
All three taxes are banded (marginal): the price is sliced into bands and each slice is taxed at that band's rate, so only the portion above each threshold is charged the higher rate — never the whole price at once.
First-time buyers get relief in England, Northern Ireland and Scotland (a higher nil-rate threshold); Wales has no first-time-buyer relief. Buying an additional property — a second home or buy-to-let — adds a surcharge in all four nations.
Because the thresholds differ nation to nation, the same home is taxed differently depending on where you buy — which is why 'how much is stamp duty' has no single UK answer.

Do first-time buyers pay stamp duty?
In England and Northern Ireland, first-time buyers pay no SDLT on the first £300,000. Scotland gives a higher nil-rate threshold. Wales has no first-time-buyer relief, so first-time buyers pay the standard LTT.
What's the difference between SDLT, LBTT and LTT?

When is stamp duty due?
Shortly after completion (within 14 days for SDLT, 30 days for LBTT/LTT), and it's normally filed and paid by your solicitor or conveyancer as part of closing.
